With the upcoming member meeting there has been some discussion about the vote on the Budget for 2024. At this time, there are 428 member votes (closed homes) and Pulte holds 390 votes for lots that have not closed and 1,712 votes per the CC&R's Article III. 3.3.(428 x 4= 1,712). I have attached a great article on living in a Declarant-Run HOA. Until Pulte closes on the last lot in the community, the Declarant Board will have control over the HOA. We will begin integrating resident committees and a Shadow Board over the next year. The Board President meets with residents every quarter, listens to their concerns and answers questions. The Declarant Board will appoint residents to the Committees through a self-nomination process and those Committees will work with the management company to oversee landscaping in the community, architectural reviews and the HOA financials and make recommendations to the Declarant-Run Board.
